LEASING INFORMATION
There is still limited space available on the upper and lower levels for studios for artists and crafts people or offices for creative professionals. In particular, we are looking for ceramic artists and are exploring the feasibility of a collective glass studio. If you are interested in sharing either of these, please contact us.
There is also an opportunity for another high quality retailer on the main floor.
Available studios range in size from 320 to 1,025 sq. ft. The available retail/gallery space is approx. 800 sq. ft.
LEASING RATES
Rental rates are structured as a “semi-gross” lease, where the total rent, including common expenses and utilities, is established for the first year. The rents are subject to escalation in subsequent years.
Semi-gross rents start at from just under $500 per month (plus GST) for a 285 sq. ft. studio to approximately $1,200 per month starting rent for a retail space. The retail spaces also have a percentage rent clause, where the landlord earns a percentage of sales over and above a set minimum. This gives the mill’s owners a financial interest in helping to make your business successful.
JOINT MARKETING
All tenants also pay into a common marketing fund which is used to promote regular events and awareness of the mill as a destination amongst our target market. Regular meetings are held with the tenants to reach consensus on the activities of the marketing fund.
